When running your numbers for your commercial real estate deals, what costs do you consider?? You must have a clear way to determine your net operating income which is dependent on your operating expenses line items.




A common issue for new commercial real estate investors is that they lack familiarity with the correct way to look at the numbers as they are considering a deal.? New investors ask me all of the time ... "Rick, what is considered to be a legitimate? operating expense regarding a commercial property?" Simply put, operating expenses are costs associated with the operations and maintenance of an income producing property. These costs are vital with keeping the place running.? There are, however, many who don?t realize that there are certain figures that don?t get incorporated into the operating expenses, such as debt service and loan origination fees.? In order to be accurate in running your numbers, be sure to tune in to legitimate expenses for accuracy with the Net Operating Income (Income after deducting for operating expenses but before deducting for income taxes and interest.)

Here are some legitimate expenses for consideration as you are figuring your numbers:

- Property Taxes (be aware of the potential for taxes to increase)
- Insurance (insurance can also increase, but does more so when there have been incidents claimed)
- Accounting Expenses
- Property Management
- Attorney Fees
- Permits
- Office Expenses
- Utilities
- Trash Removal
- Janitorial Service
- Telephone
- Internet
- Leasing Commissions
- Lawn Care
- Supplies
- Advertising
- Repair Costs
- Pest Control?
- Salary and Wages
- Etc.

It is important to note that Operating Expenses do not include the following.

-? Capital Gains Tax (the difference between what you paid for an investment and what you received when you sold that investment)

-? Loan origination fees ( a one time fee a lender can impose to cover the costs of initiating the loan that is payable at the close of the loan )

-? Debt Service (includes the payments of interest and principal required to pay down debt over a period of time)

-? Capital Expenditures (expanding, new roof, etc)

As soon as almost all computer users already got used to -- or at least heard about -- the word "phishing", another somewhat confusing word appeared not long ago. Pharming. Does it differ from phishing -- and if yes, how?

Two Pharmings

Actually, two completely different fields use the term "pharming" now. We can say there exist two separate "pharmings".

If genetics or businessmen from pharmaceutical industry are talking about pharming (spelled like that) it might have nothing to do with computers. This word has long been familiar to genetic engineers. For them, it's a merger of "farming" and "pharmaceutical" and means the genetic engineering technique -- inserting extraneous genes into host animals or plants in order to make them produce some pharmaceutical product. Although it is a very interesting matter, this article is not about it.

As for PC users, the term "phishing" recently emerged to denote exploitation of a vulnerability in the DNS server software caused by malicious code. This code allows the cybercriminal who contaminated this PC with it to redirect traffic from one IP-address to the one he specified. In other words, a user who types in a URL goes to another web site, not the one he wanted to--and isn't supposed to notice the difference.

Usually such a website is disguised to look like a legitimate one -- of a bank or a credit card company. Sites of this kind are used solely to steal users' confidential information such as passwords, PIN numbers, SSNs and account numbers.
